With impending end-of-support of Maximo EAM 7.6 in Sept 2025, BAC have decided to transition earlier to MAS Maximo Application Suite to ensure continued enhancement of operation process flow to meet the needs of various department and customers.

Implemented a SAML-based single Sign one (SSO) solution integrating Maximo, Maximo Anywhere & Keycloak with the goal to enhance the identity management and security across their platforms thus ensuring a seamless user experience for both internal and external users

Maximo implementation for Asset management System, Audit tracking, PR/PO, Maintenance Management, QR code labelling. This solution unifies robust asset lifecycle and maintenance management activities, providing insight into all of Makati City’s enterprise assets, their conditions and work processes to achieve better planning and control

Provided a simplified, easy-to-deploy, and cost-effective Facility Management System with options for small and medium, enterprises. Shorten the system deployment turnaround time and maintain its usability through pre-built process flows, data models, user interfaces, dashboards, and reports that are aligned with industry best practices in the Philippines. Provide advanced capabilities for tracking maintenance costs, enforcing and monitoring budgets, facilitating electronic bid submissions.

Liaison with the client for HyperCare Support for Maximo Implementation, Support S2S (Head Office <—> 5 Remote Sites) bi-directional synchronisation, Application Management Support (AMS), Change Requests Projects. Implemented 51 CR projects in one (1) year.

Involved in the Planning and Development Stages of the Enterprise EAM Strategy Program. Provided an evaluation of the current content, policies and procedure and practices in terms of EAM (Enterprise Asset Management) and MRO (Maintenance, Repair, Operations) supply chain management by forming a model as a basis of the club enterprise strategy. Recommended future approaches to support club operations by defining Asset Hierarchy model and asset structure templates. Lastly, recommended future roles of ERP, EAM, IWMS with respect to HKJC club wide strategy.

Implemented Maximo 4.11, SAP - Maximo Interfaces, Park interfaces, Supported SQS & processes and Reporting using SAP Business Objects solution to track and maintain Attractions Engineering maintenance, Facilities Engineering, Hotel Engineering, Central Shops refurbishments cycle work, Horticulture and Arboriculture management & support Sustaining Engineering needs.

Implemented HK Disneyland Maximo Global Convergence upgrade and Interfaces, a multi-site set up Maximo across 4 with Walt Disney World (WDW), Disneyland LA, corporate sites and SAP BO reporting. Handheld roll out. Maximo upgrade 4.11 to 6.2, SAP Business Object Management Reporting Upgrade, Handheld paperless roll out.

SRM Landscape DB & OS Technical Upgrade Support

Migration from old system of Surface Asset Management system to Pinnacle EAM system. Manage infrastructure assets and its sub components.

The University employs TRIRIGA as part of Office Campus development and Management (OCDM). Scope includes Facilities and Campus Management specifically for Space planning, Move Management, Asset / Service Management and Facilities maintenance, Maintenance Scheduling, and Management of Outsource Contractors (cleaning, security, landscaping, and tracking facility conditions)

Implemented IBM TRIRIGA for Lease accounting to meet the new industry FASB, GAAP/IASB standards 2019. Expanded the original scope of implementation from FM/RE to help Huawei adopt to the new standards by extending the use of IBM Software TRIRIGA. Such enhancements include but not limited to Lease classifications type A (Finance) and type B(Operating), Lease treatment calculations, review assumptions enhancements for FMV. Finance/Operations schedule calculations, Initial adoption, look back period support.

Implemented TRIRIGA full suite of applications for all sites. First part was replacement of existing applications like Archibus Space Management and InFor EAM system serving primarily Huawei FM Division. The rest of the Divisions followed our implementation plan with Real Estate, Facility Management, Facility Maintenance , Project Management and Sustainability completed Q2 of 2018.

FM Implementation of TRIRIGA for Tai Kwun Facility Maintenance team across multiple disciplines. Implementation of Lease Administration for Asset Management team in managing their tenancy AR leases. Implementation for TRIRIGA Finance team that managing all Lease invoices(debit notes) and Lease receivables (payment processing). Implementation and development of Mobile handheld perceptive applications(UX design) for WorkPlace Services and WorkTask Services

Implement TRIRIGA system to manage ToyRUs leases and Turnover rents across (7) regional markets (Asia, HK, Malaysia, Singapore, China, Thailand and Taiwan). Build integration solution with Oracle system for GL/and AP processing for both OUTBOUND and INBOUND.

Implemented a Lease Administration & Accounting solution that serves the various brands with Lease specific add-on functionality such as Budgeting and other related functionalities. Every Manning’s, Wellcome, 7/11 and Ikea is managed within the system from a Real Estate perspective. Infused IBM Delivery Ecosystem Program as a Project Lead for Tririga IWMS. Focused on project delivery and client success.
